Banks, nationwide, have discovered how to price aggresively in order to turn the table to their advantage. If you havent noticed, inspite of the economy they have turned what most would expect to be a "Buyers Market" into a "sellers market" at least in respect to recieving on average 25 offers in the first 5 days. When was the last time you had 25 offers on your property?....Its not entirely a "sellers market" however due to the properties being deeply discounted (in some cases) even by todays standards. Note 2 other keen observations; by priceing their listings on average 10-30% less than the very current appraisal they are keeping the standard sale, Mom and Pop homeowners on the sideline. I have noticed by creating an "auction type atmosphere" the bidding becomes spirited and the prices easily reach the appraised value anyway. The other observation is; they carefully slowly release as few per neighborhood as possible as to not create a glut thus lowering their bottom line by releasing indescrimanetly.
I call this MARKET my "3rd Rodeo" and this market too will pass. Albiet I believe this will go down in history as the biggest correction in the Baby Boomers lifetime. In past markets we have seen 17 to 21% interest from 1980-1985. We have witnessed losing a Trillion dollar(WWll-1991) industry in Southern California in 6 months simultaniously 7 So. Cal. Military Bases. We are a resilient people and we recovered....yes we will recover from this market too.
In my opinion we won't see prices that were created by the false economy any time soon...but most important its all "Relative" by this I contend; when your home is worth say $500,000 you can replace it with like kind for $500,000 when the same property is worth say $1,000,000 again like kind is also $1,000,000. Furthermore dont expect prices to fall when the banks are recieving on average 25 offers per property. NOW IS THE TIME TO BUY WHILE PRICES AND INTEREST RATES ARE LOW.
